11 acres of woodland
Guide Price: £15,000 +
Auction date - 10th July 2008, Pride Park, Derby.

  • Approximately 11 acres of amenity woodland
  • Frontages to Alfreton Road and also accessed from Whitaker Lane
  • Contains a former sandstone quarry
  • Rare opportunity in environmentally appealing area

An infrequent opportunity to acquire a belt of deciduous woodland known as Coxbench Wood having a frontage to Alfreton Road, and believed to also have access from Whitaker Lane.  The total area of land is believed to be about 11 acres and contains a former sandstone quarry, long since disused.

The land adjoins Eatonpark Wood and forms a back drop to a number of fields fronting Alfreton Road.

There are no alternative planning uses, and the land forms an excellent amenity wood in very pleasant mainly rural surroundings, approximately 5 miles north of Derby City centre.

Location

From Derby City centre proceed along Sir Frank Whittle Road from the Pentagon island crossing several traffic islands until reaching the A38 Abbey Hill junction.  Take the second exit into Little Eaton, continue through the village until just after the last set of houses turning left onto Old Alfreton Road (over the railway bridge).  Continue for some half mile when Whitaker Lane will be found on the left hand side, and the frontage of the wood to Alfreton Road some 200 yards further on just round the left hand bend and beyond the property known as " The Woodlands".
