Planning Permission

Planning was approved in 2002 under code reference DER/09/02/01287/PRI which provided for extensions, alterations and change of use of the dwelling to form a residential care home.  A copy of the planning permission is attached to these particulars of sale.

 

Please Note

Although  this approval was dated 5th September 2002 and ordinarily this would mean that the permission had expired, certain works were carried out to the access to the site prior to the 5 year expiry date and therefore the development is deemed to have commenced and as such the planning permission is still valid.  Documentary evidence proving this is available if required.

 

More recently (June 2007) a proposal for the demolition of the dwelling house and erection of 11 apartments was approved under code number DER/06/07/01205/PRI.  This was an outline application and in granting the permission the Council made it a condition that the number of apartments would still need to be approved as a reserved matter.  They verbally suggested that 9 apartments would be more likely to be favourably considered rather than the 11.

 

This interesting development opportunity clearly has a number of avenues which could be explored and it is also considered that possibly a different form of residential development may be deemed appropriate.  Clearly this would be subject to a new application.

 

Chellaston is a very popular suburb of Derby with an excellent range of amenities available locally.  The A50 southern Derby by-pass is within less than a quarter of a mile
